Premium Projects Transform Buenos Aires' Libertador Corridor Amid Surging Demand
A surge of premium residential and commercial projects is reshaping Buenos Aires’ northern corridor, with cash-heavy demand and limited mortgage lending defining the market.
How we reported this

The northern edge of Buenos Aires is undergoing a transformation that is reshaping property values along the Corredor Libertador. Anchored by the 32-hectare Parque de Innovación on the former Tiro Federal site and the Centro Empresarial Libertador (CEL), the corridor is attracting developers and buyers alike, even as traditional mortgage financing remains scarce.
Why the Corredor Libertador Is the New Epicentre
In Núñez, the Udaondo Buenos Aires project exemplifies the scale of new supply. Three residential towers, each about 100 metres tall, will deliver more than 165,000 square metres of total floor area and 7,600 square metres of amenities. This wave of Class A developments is concentrated along Avenida del Libertador, a spine that already links some of the city’s most sought-after neighbourhoods. The city government has 61 transformative works under way, among them the widening of the Autopista Illia, subway upgrades, additional underpasses, and planning for the future Línea F, described as the largest and most expensive infrastructure project in Argentina’s history.
The Dollar-Colchón Effect
With mortgage credit playing only a marginal role in the market, cash transactions denominated in US dollars, the so-called dólar colchón, remain the primary financing mechanism for new developments. This dynamic has pushed developers to target buyers with ready liquidity, often from savings accumulated outside the formal banking system. For buyers, the implication is clear: securing a unit typically requires cash or dollar holdings, not a traditional bank loan. The lack of accessible mortgage financing also means that price growth is driven more by supply constraints and developer pricing strategies than by broad buyer demand.
Infrastructure as a Price Driver
Beyond individual projects, the broader infrastructure pipeline is raising the area’s long-term value proposition. In the province of Buenos Aires, the Argentina Grande plan includes 21 strategic works, notably the extension of the Autopista Buenos Aires-La Plata along 11.2 kilometres of new alignment with an investment of 18,865 million pesos. Improved connectivity between the capital and the southern suburbs is expected to support property values along the corridor. Closer to the city centre, the planned Línea F subway line, still in its early stages, will further integrate the northern zone with the rest of the metropolitan network.
What Buyers Need to Know Now
For prospective buyers, the current market demands a clear strategy. First, verify your ability to transact in dollars, as most pre-sale agreements are priced in greenbacks. Second, focus on areas with confirmed infrastructure commitments: the Corredor Libertador, Núñez, and the vicinity of the Parque de Innovación offer the clearest visibility on future appreciation. Finally, monitor the city’s 61 ongoing works; each new underpass or subway station tends to lift adjacent property values. While mortgage credit remains constrained, the combination of large-scale development, public investment, and cash demand suggests that the corridor’s momentum will persist for the foreseeable future.
