Belgrano R is not a secret. But it is, by Buenos Aires standards, still underpriced. Properties in the neighbourhood's most coveted streets, Echeverría, Arribeños, and the leafy blocks east of Virrey del Pino, are trading at roughly USD 2,800 to USD 3,200 per square metre, according to market data circulating among brokers in mid-2026. That puts it above the city's average of USD 2,500 per square metre but meaningfully below comparable stock in Recoleta's Avenida Alvear corridor, where quality units have been clearing at USD 4,000 per square metre and above.
The gap matters because Belgrano R delivers nearly everything Recoleta does: wide, tree-lined streets, solid pre-war construction, low building density, and proximity to premium schooling. What it lacks is the postcode prestige that inflates Recoleta pricing, and for buyers who can live without a Barrio Norte address on their business card, that discount is real money.
Why the Timing Makes Sense
Argentina's property market has been grinding through a multi-year reset. Transactions dried up after 2018 and only began recovering in volume terms from late 2023 onward, once the Milei administration's currency reforms started restoring some confidence in USD-denominated deals. The Sunday antiques fair on Juramento remains one of the better outdoor markets in the north of the city, and the restaurant cluster along Arcos and Sucre has been pulling diners from Palermo for several years now.
What the Numbers Suggest for Buyers
A two-bedroom apartment of around 70 square metres in good condition on a street like Vuelta de Obligado or Mendoza can be found in the USD 195,000 to USD 225,000 range, though the upper end of that bracket assumes recent renovation. A three-bedroom unit with a garage in an older but well-maintained building, the kind of solid 1960s construction that characterises much of Belgrano R, is typically priced between USD 240,000 and USD 290,000. Neither figure is cheap in absolute terms, but against Recoleta equivalents the differential is roughly 25 to 30 per cent.
Rental yields in the neighbourhood have been suppressed by Argentina's chronic inflation dynamic and the slow recalibration of rental contracts under the revised Ley de Alquileres framework. Gross yields are running in the 3 to 4 per cent range in USD terms for quality stock, consistent with most prime Buenos Aires submarkets and not a reason to buy for income alone. The investment case is squarely about capital positioning: buying a proven, liquid address before pricing catches up to its actual quality tier.
For buyers with a five-year horizon, the practical advice is straightforward. Focus on the blocks between Juramento and Virrey del Pino, prioritise buildings with a functioning consorcio and recent common-area maintenance, and treat any unit requiring full renovation as a discount opportunity only if the works can be completed in dollars at current labour rates. Brokers operating in the area, firms including Toribio Achával and Bullrich Propiedades both carry Belgrano R stock, can provide recent comparable sales to calibrate any offer. The window where this neighbourhood trades at a genuine discount to its own fundamentals will not stay open indefinitely.
